How deposits work in India

There is no national deposit law. The number of months a landlord can ask for is set by city convention, state tenancy rules, and how hot the local rental market is. Here is what renters typically encounter.

  • Bengaluru

    2–3 months

    The IT-corridor standard. Negotiate hard above 3 months.

  • Mumbai

    3–6 months

    Often weighted toward the higher end in the western suburbs.

  • Delhi NCR

    2–3 months

    Gurgaon and Noida sometimes ask for 3; central Delhi closer to 2.

  • Pune

    2–3 months

    Similar to Bengaluru; some tech-park belts ask for 3.

  • Hyderabad

    2–3 months

    HITEC City leases skew toward 3 months; older areas 2.

  • Chennai

    3–5 months

    Traditionally higher than the IT south. 5 is common in central areas.

  • Kolkata

    3–6 months

    Higher upfront, but rents themselves tend to be lower.

A note on negotiation. Deposits are almost always negotiable. If a landlord asks for 6 months in a city where 3 is typical, ask for the difference to be held as the last month's rent, or request a split — half now, half at move-in.
