Bengaluru is where India's rent transparency started, and it now has the deepest dataset anywhere: over 6,700 first-hand rent reports across the city, down to individual societies.

Areas, by the people paying

  • Sarjapur Road — ₹44,000 median (444 reports): the tech corridor tax is real.
  • HSR Layout — ₹38,000 (796 reports): the most-reported area on the entire map.
  • Marathahalli — ₹35,000 (670 reports): older stock, better value, brutal traffic.
  • Whitefield, Electronic City, and the ORR stretch fill the middle; outer areas report well under ₹25,000.

The societies with the most evidence

Some individual societies now have enough reports to be their own price signal: Prestige Shantiniketan (25 reports), Sobha Dream Acres (24), Diamond District (22). Each has a society page with its median, full p25–p75 spread, deposits where reported, and every single report listed as evidence — no black-box averages.

What the spread tells you

In one big gated community the reported range runs from ₹25,000 to ₹42,750 — that's not noise, that's configuration (1BHK vs 3BHK), floor, and facing. When you negotiate, you negotiate inside that band, and now you know where the band is before you walk in.

Deposit reality check

The same data shows deposit asks from roughly 2 months (₹1.5L on a ₹75,000 rent at SNN Raj Etternia) up to 6+ months (₹5,00,000 on an ₹80,000 rent at Prestige Shantiniketan). Six months is legal only in some contexts and common in none of the ones you'd want — knowing the norm for your society is your first negotiation card.
