The average broker fee in Bengaluru is one month's rent — on a ₹30,000 flat, that's ₹30,000 for showing you three apartments. Here's how to skip that entirely.

1. Start with the rent map

Before contacting anyone, spend 20 minutes on the rent map. Look at your target locality and check what people actually pay — not the listing price. In Koramangala, listings say ₹35,000 for a 2BHK. The map says neighbours pay ₹28,000.

2. Target societies, not listings

Walk into the society office of any large gated community and ask about direct vacancies. Prestige, Brigade, and Sobha societies all maintain internal notice boards.

3. The deposit question

Bangalore standard is 6-10 months. Anything above 10 is negotiable — especially if you offer a longer lock-in.

4. Verify before you pay

  • Ask for the owner's Khata or sale deed
  • Check the society's NOC policy
  • Confirm what's included: maintenance, water, parking
