The area ladder

  • Baner — ₹33,000 median (10 reports): the premium strip. Societies like Atharva Residency and the Venezia cluster define the top of the band.
  • Hinjawadi — ₹28,000 (15 reports): the IT crowd's default. Phase 1 through Phase 3 behave differently — the society pages separate them.
  • Kothrud — ₹23,500 (9 reports): the old-city value pick, west side.
  • Kharadi, Aundh, Balewadi fill the middle — each with society-level medians on the map.

Where the evidence is deepest
