Pune rents by area: what Hinjawadi, Baner and Kothrud actually cost
Pune rents quietly, and Pune renters talk. The city now carries 180+ first-hand rent reports across its areas — here's the read.
The area ladder
- Baner — ₹33,000 median (10 reports): the premium strip. Societies like Atharva Residency and the Venezia cluster define the top of the band.
- Hinjawadi — ₹28,000 (15 reports): the IT crowd's default. Phase 1 through Phase 3 behave differently — the society pages separate them.
- Kothrud — ₹23,500 (9 reports): the old-city value pick, west side.
- Kharadi, Aundh, Balewadi fill the middle — each with society-level medians on the map.
Where the evidence is deepest
Individual Hinjawadi societies now carry real report counts — Life Republic and the Godrej Elements cluster among the most-reported in the city. Their society pages show the full spread: median, p25–p75 band, deposits where reported, freshness on every figure.
The Pune pattern
The data shows Pune's spread is narrower than Bengaluru's — the gap between the priciest and cheapest major areas is smaller, which means overpaying is easier to do quietly. The band is your defence: on any society page, if your quote is above the p75, you're the exception, not the rule.
Every number lives on the Pune map. Pune renters: the map is hungry, feeding it takes 30 seconds, and it's anonymous.
